Location:	High preference - Philadelphia, New Jersey, Long Island and Hudson River Valley markets
Condition:	Purchase with or without entitlements. Actively seeking brownfield properties, underperforming retail mall properties, and abandoned corporate properties
Acquisition Form:	Purchase, public-private partnerships, joint ventures
